Sugar Hill Planning Commission Votes in Favor of Revised RZ-22-007
On Monday, the Sugar Hill Planning Commission (SHPC) held a public hearing for RZ-22-007, a request to rezone property at the corner of Highway 20 and Sugar Ridge Drive from residential zoning RS-100 to commercial zoning BG (General Business) for a commercial office and retail building.
The request was denied by the City Council in May 2023, and the developer sued.
In October, the Court finally issued an order to remand the case to the City of Sugar Hill, citing its legal inability to determine zoning for properties. The City must now go through the rezoning process again with a revised plan submitted by the developer.
The last time the case was considered, the developer had agreed to limit the buildings to no more than two stories, build only one building, not use the property for a restaurant, and withdraw his variance request. The revised site plan submitted by the developer and the new list of recommended conditions in the updated Planning Department report included these conditions.
A handful of residents attended the SHPC hearing. Only one spoke against the project, stating that it was “car-centric.”
After the public hearing was closed, all three members of the SHPC in attendance (Chairman Jeremy White, Member Phil Olsen, and Member Jason Jones) voted to recommend approval of the project with all of the conditions listed in the Planning Department report. Members Julie Adams and Rosemary Walsh were not at the meeting.
The City Council will hold a public hearing and final vote on the rezoning request at their December meeting on Monday, December 11 at 7:30 PM at City Hall.
