Site Clearing on Peachtree Industrial Boulevard (PIB) Across from Shiv Mandir
In June 2021, the City Council voted unanimously to rezone this 42.46-acre site on PIB from General Business (BG) and Light Manufacturing (LM) to R36 for 140 stacked flats and 165 townhouses.
Planning Department recommended approval with 13 conditions. During the City Council hearing, a 14th condition was added requiring a minimum of 1600 square feet for the townhouses. One of the conditions states that "Covenants shall stipulate that no more than 20% of the total number of townhome units can be leased at any one time. Notice shall be recorded in the covenants." There is not a similar condition that applies specifically to the stacked flats and nothing in the paperwork I saw indicated whether those units were for sale or lease.
Another condition mandates that the developer work with Gwinnett County and the City of Sugar Hill to install a signalized crosswalk going across Peachtree Industrial Boulevard, apparently so residents can access the Greenway, or pay the City $50,000.
The only pictures I have of this are elevation drawings of the townhomes that are not in color or particularly detailed, and a fuzzy site plan. But, these were all the developers submitted to the City prior to their unanimous approval by both the Planning Commission and City Council, proving that developers don't necessarily need to bring their "A" game to get approved in the City of Sugar Hill.
