Design Review Hearing for Primary/Urgent Care Center next to Proposed Lidl Site.
Late last week, the City of Sugar Hill placed a Notice of Public Hearing sign on Highway 20 for a Design Review Board hearing (case DRB CBD 24-004) before the City Council on Monday, December 9, for a 4,000-square-foot, one-story medical office at 5243 Nelson Brogdon Blvd. The office will be used for primary and urgent care.
This property is on the NORTHWEST corner of the intersection of Highway 20 and Sycamore Road. It is the site of the old Citgo gas station that was torn down, next to the 2.64-acre site right on the corner owned by Lidl grocery store that has yet to materialize. The 5243 Nelson Brogdon parcel and the Lidl parcel sit in front of an approximately 8-acre parcel that was intended to be an age 55+ condominium community at one point. However, the applicant for that case indicated at the time that this was planned to happen after the Lidl was built.
The applicant drew up a couple of proposed site plans for the case: one with parking in the front and another with parking in the back. Both of the site plans feature an entrance/exit from the Lidl property rather than directly off Highway 20.
The applicant states in the Letter of Intent that they prefer the option with parking in the front because the inter-parcel connection for their entrance has already been built. Current City requirements are for the parking to be in the back, so they would need a variance for this option.
They indicated that they want a variance to reduce the number of trees required in the parking lot regardless of which site plan is selected.
